Partner didn’t come to us for a first deal—he came looking for a long-term business relationship.
Goal
Build a real estate portfolio that could replace his W-2 income within 10 years.
Starting Point
We started with one small three-family rental—then kept building from there, deal by deal.
Strategy
Each step of the way, we refined the strategy, improved financing, and scaled smarter—and both partners continued to put money into the partnership to fuel the next acquisition. Partner was proactive: he started at age 50 and funded his share of the equity through a self-directed IRA, playing the long game. That patience paid off by the time he turned 59½ and found himself celebrating being laid off from his corporate job.
Outcome
Ten years later, Partner owns enough doors to support his lifestyle and follow dreams in new ways. He's transitioned into active work in the bakery / restaurant field that he always wanted to explore. Now he's doing it while he still has the energy to reinvent himself and the flexibility to choose the best learning gig, not the highest paying opportunity.
